| In Pennsylvania, since 1983, most homeowners are eligible for possible assistance
if their mortgage becomes 60 days delinquent. Mortgage lenders are required by law to mail an ACT 91
notice to the delinquent homeowner. The homeowner must make an appointment to come to our office within
30 days of receipt of the notice. Once a counseling session is completed it places a hold on the foreclosure
proceedings. If the homeowner can show that the delinquency was caused through no fault of their own, job loss,
divorce, illness etc. The application will then be reviewed for arrearage assistance or ongoing assistance
for up to 2 years if it is determined within that time frame the prospects are good for repayment of the assistance.
